Senior Business Development Analyst

The Senior Business Development Analyst plays an integral role in supporting Makeready’s growth strategy and the evaluation of new business opportunities across the portfolio. This position supports new management opportunities, acquisitions, new developments, conversions, repositionings, and other strategic growth initiatives through thoughtful financial analysis, market research, and operating insight.

Working closely with Business Development, Operations, Finance, Revenue Management, Sales, Food + Beverage, Design + Construction, and other functional leaders, the Senior Business Development Analyst develops financial underwriting, evaluates market and operating assumptions, and translates complex information into clear recommendations for senior leadership, ownership groups, investors, and business partners.

Requested Tasks

• Build and maintain detailed hotel operating pro formas for new management opportunities, acquisitions, new developments, conversions, repositionings, and other strategic initiatives.
• Develop revenue, expense, labor, GOP, NOI, and cash-flow projections utilizing market intelligence, comparable hotel performance, historical results, and operating assumptions.
• Analyze historical hotel financial statements to identify operating trends, performance gaps, risks, and opportunities.
• Perform valuation and investment analyses utilizing DCF, IRR, NPV, capitalization rates, and other relevant hospitality and real estate metrics.
• Evaluate management fees, incentive management fees, franchise fees, key money, owner priority structures, and other deal economics.
• Build sensitivity and scenario analyses to evaluate alternative operating, development, financing, and transaction assumptions.
• Evaluate renovation, repositioning, and capital investment requirements and the anticipated return on incremental investment.
• Identify opportunities to strengthen projected profitability, operating efficiency, and long-term asset performance.
• Conduct hotel market, feasibility, and competitive research utilizing STR, CoStar, industry reports, market studies, and other relevant resources.
• Analyze market supply and demand, historical and projected performance, new supply, segmentation, occupancy, ADR, RevPAR, and competitive positioning.
• Evaluate brand alternatives, conversions, independent positioning, and potential changes in affiliation.
• Monitor market trends, competitive activity, transaction activity, and industry developments that may impact existing or prospective opportunities.
• Develop appropriate competitive and aspirational hotel sets based on positioning, market dynamics, product, and guest profile.

  Prepare penetration, market-share, and performance analyses and translate findings into informed underwriting assumptions.

Requested Capabilities

• Bachelor’s degree in Hotel Administration, Finance, Real Estate, Accounting, Economics, Business, or a related field.
• Approximately 3–5 years of relevant experience in hotel business development, development, acquisitions, hospitality consulting or feasibility, asset management, hospitality real estate, investment analysis, or a related discipline.
• Strong understanding of hotel operating statements, hotel industry terminology, and key performance metrics.
• Demonstrated experience developing hotel operating pro formas and financial models.
• Advanced proficiency in Microsoft Excel, including financial modeling, scenario analysis, and sensitivity analysis.
• Strong PowerPoint skills with the ability to develop polished, executive-level presentations.
• Demonstrated commitment to confidentiality, integrity, and professional ethics in handling financial data.
• Understanding of hospitality valuation concepts including NOI, capitalization rates, DCF, IRR, and NPV.
• Familiarity with hotel management agreements, franchise agreements, and hotel ownership structures preferred.
• Experience evaluating independent, lifestyle, luxury, branded, and/or full-service hotels preferred.
• Proficiency in Microsoft Office Suite, including Outlook, Word, Excel, PowerPoint, and Teams.
