Role Overview
We are seeking an experienced Residential Quantity Surveyor (QS) / Estimator to support Victorian residential building projects.
The role involves preparing cost estimates, BOQs, take-offs, and supporting builders through tender, pre-construction, and contract stages.
The estimator ensures accurate pricing, cost control, and timely project delivery across single dwellings, townhouses, and small developments.
Key Responsibilities
Estimating & Cost Planning
Prepare detailed residential estimates for new builds, duplexes, townhouses, and knock-down rebuilds
Conduct material take-offs from plans and specifications
Build BOQs and cost plans aligned with VIC building standards
Analyse drawings, engineering details, and inclusions
Tender & Procurement Support
Source and compare subcontractor quotes
Prepare tender submissions and variation pricing
Review supplier pricing and allowances
Assist value engineering and cost optimisation
Project Support
Monitor budgets through pre-construction stages
Prepare feasibility estimates for developers and builders
Support contract documentation and scope clarifications
Track cost changes and variations
Systems & Documentation
Maintain estimating templates and cost databases
Ensure accurate record keeping in project management systems
Provide reporting to project managers and directors
Requirements
5+ years experience as a Residential QS / Estimator in Australia (VIC preferred)
Strong experience with detached homes, townhouses, and small developments
Ability to read architectural, structural, and services drawings
Strong understanding of Australian construction costs and trade sequencing
Excellent attention to detail
